    The rapid urbanization and growth of the commercial sector have led to an increased demand for office buildings, which has contributed to the rising environmental concerns and energy consumption. Consequently, there is an urgent need to adopt sustainable design principles for the development of smart office buildings. This research paper aims to identify the smart features and sustainable design principles have been adopted in high rise office buildings; evaluate the extent to which smart sustainable design principles have been employed in the design of high rise buildings in the study areas; assess the factors influencing the adoption of smart sustainable design principles in smart office building, focuses mainly on energy efficiency, renewable energy, water conservation, indoor environmental quality, and the use of environmentally friendly materials.
